The 711 Pine residential development offers a unique opportunity for addressing the “missing middle” of housing affordability with nearly 50 compact one-bedroom apartment homes.

The project located in Downtown Long Beach, leverages access to local and regional transit, along with a dense network of pedestrian and bicycle facilities to dedicate less building area to vehicle storage and more to resident living. The proposed residential project maximizes the building envelope of the single standard parcel.

The seven-story building is designed as a series of interlocking vertical and horizontal plains that direct and control access to views, sun, and wind. They taper toward the top of the building to make way for roof decks, mezzanines, and amenity spaces. The compact one-bedroom units’ open floor plan provides flexibility for residents to make the space their own. The consistent unit plan, restroom and kitchen configurations maximizes efficiencies during construction, controlling costs that can further support affordability for residents.

Landscape Architecture

The upper level amenity spaces access a bounty of different community outdoor spaces including outdoor living and dining rooms, co-working spaces and a sun deck. The distribution of the intimately sized outdoor spaces allows residents to have some sense of autonomy amidst the urban environment. Most of the roof decks have seating framed by raised planters that further insulate residents with lush landscapes.
